We suggest the following tips to prepare your home for market and to help you get top dollar!

  • Turn on all the lights inside and out for night time showings.
  • Keep the grass cut and edged, bushes trimmed and flower beds weeded.
  • Replace broken or missing shingles on the roof.
  • Clean out and wash gutters and downspouts.
  • Sweep your sidewalks and keep the garage door closed.
  • Repaint pealing areas of your home's exterior.
  • Replace light bulbs in outdoor lighting fixtures if needed.
  • Check windows and repair torn screens.
  • Touch up paint. A fresh coat of paint can work wonders.
  • Remove furniture from overcrowded rooms, this will make rooms feel larger to potential buyers.
  • Open curtains and drapes to make rooms bright and cheery and use neutral colors whenever possible.
  • Make sure the entry area is not cluttered and is well lit.
  • Research shows the kitchen is one of the most important areas to potential buyers. Clean appliances; organize cabinets and clear countertops to make work surfaces appear larger.
  • Closets should be neat and organized; this will make them appear larger.
  • Remove unnecessary items from garage and basement. Clean up and organize the furnace and laundry areas.
  • Have the carpets cleaned and consider replacing worn carpet.

Once you prepare your home for sale, you need to establish the asking price.

Don't Use Inappropriate Criteria to Set the Price
Examples of inappropriate means for determining the asking price include: "what you need to get" in order to buy your next home, equity appraisals, acquisition costs, cost of maintenance and improvements, friends, relatives, or neighbors opinions.

Avoid Overpricing
When you price your home correctly, it will sell! Buyers are educating themselves on neighborhood values before they shop. Buyers generally avoid overpriced homes, so sellers reduce the amount of showings they can expect to receive by overpricing. Buyers typically search by price range, neighborhood, and type of home on computer/internet searches. If your price is too high for your neighborhood and style of home, your property will not be displayed on internet search results, which can impact the amount of showings you receive. Overpricing can also result in no second showings and lots of showings, but no offers.

1. When is the best time to put my home on the market?

You need to determine the best time for you to sell by evaluating your marketplace and your personal situation. There are always buyers who need homes. Employment and the growth and stability of our economy affect consumer spending. Everything from interest rates to weather and politics can impact home sales activity.

The market is normally the most active in the spring and summer months, however the number of homes for sale is usually larger. Sales generally slow down from November through the winter months, but the buyers at this time are usually serious and motivated. There is no "best" time to sell.
